We're super excited that our planning application (reference 18/AP/0475) at 209-210 Grange Road has finally been approved. After several months of discussions and negotiations with officers at Southwark Council, they approved the application for the retention and refurbishment of the existing front main part of the building, the erection of a 3-storey rear extension and mansard style roof extension to the existing building, rationalise, deepen and extend the existing basement area and for the change of use of the basement in the main building from storage to commercial (B1) unit of 130m2 and first floor offices to residential (C3). Overall the scheme enabled the provision of five new residential units (comprising 3x2B4P and 2 studio flats) in the proposed first, second and third floor with associated amenity space. The scheme additionally installed 8 solar panels on the main roof top of the building.
We were able to provide initial advice to the design team about the potential for development during the design stages, providing guidance on the scale and height and potential to extend the property, taking into account the impact on the conservation area and neighbouring residential dwellings. Once the application had been submitted, we further guided the design team and advised on ongoing discussions with the LPA after officers raised concerns about the scale and depth of the extension close to existing residential dwellings.
The involvement of a planning consultant, from the very earliest stages of a project allows us to identify potential problems and provide strategies to help our clients achieve their goals.
